Critical Environment CMMS Technician

Overview

As a Critical Environment CMMS Technician, you will support the operational integrity of Microsoft’s datacenters by managing maintenance systems, coordinating vendors, supporting procurement activities, and ensuring compliance with maintenance and operational standards.

You will serve as the primary owner of the Computerized Maintenance Management System (CMMS), ensuring preventive and corrective maintenance activities are accurately scheduled, tracked, documented, and completed. Working closely with technicians, operations teams, and external vendors, you will help maintain accurate asset data, work orders, purchase orders, maintenance plans, and compliance records.

Responsibilities

• Build, manage, and maintain Planned Preventive Maintenance (PPM) schedules within the CMMS, ensuring alignment with Critical Environment standards.
• Serve as the primary point of contact for CMMS-related support, guidance, and issue resolution.
• Provide training and support to operational teams on CMMS processes, standards, and best practices.
• Ensure consistent CMMS utilization and data management practices across the campus.
• Monitor system performance, data quality, compliance, and maintenance record accuracy.
• Generate and communicate CMMS performance metrics and KPIs to Datacenter management.
• Identify compliance risks, process gaps, and opportunities for operational improvement.
• Analyse maintenance and asset data to identify trends, risks, and optimisation opportunities.
• Develop and maintain maintenance plans and task schedules within the CMMS.
• Manage asset, equipment, location, and inventory records to ensure system accuracy.
• Coordinate procurement activities, including reviewing quotations, creating purchase orders, tracking deliveries, recording receipts, and processing invoices.
• Monitor compliance and operational performance through Power BI dashboards and reporting tools.
• Ensure processes, documentation, and systems remain aligned with current operational standards and requirements.
• Provide administrative support to technicians, including ticket creation, tracking, and system updates.
• Support vendor onboarding activities, ensuring all required documentation and registrations are completed.
• Coordinate and schedule third-party preventive maintenance activities and vendor service visits.
• Maintain a strong focus on safety, security, compliance, and quality while carrying out all responsibilities.

Required Qualifications

• Experience using a Computerized Maintenance Management System (CMMS) or similar work order management platform.
• Understanding of maintenance workflows and work order lifecycle management.
• Strong organisational, coordination, and communication skills with high attention to detail.
• Demonstrated commitment to safety, compliance, quality, and accountability.
• Ability to manage multiple priorities in a fast-paced, mission-critical environment.
• Proactive and collaborative approach with strong stakeholder management skills.
• Experience working with operational processes, documentation, data management, and Microsoft 365 tools.
• Continuous improvement mindset with strong problem-solving capabilities.

Preferred Qualifications

• Experience working in Datacenter Operations, Critical Environments, or other mission-critical facilities.
• Experience coordinating vendors, contractors, and maintenance service providers.
• Experience supporting asset management, inventory management, procurement, or facilities operations.
• High School Diploma, Technical Trade Certification (Electrical, HVAC, Mechanical, Marine Engineering, or similar), or equivalent practical experience.
• Experience in high-availability or critical infrastructure environments such as datacenters, hospitals, manufacturing, pharmaceutical facilities, utilities, oil and gas, or related industries.

Ability to meet Microsoft, customer, and/or government security screening requirements is required for this role.

This position requires successful completion of the Microsoft Cloud Background Check upon hire or transfer and every two years thereafter.
